At
the time of incorporation in 1979, the main focus of the company was multi
residential management. Today we still offer our expertise in the management
of multiple residential units covering locations throughout Ontario. Information

and dealing with all of the unique problems with unit owners and tenants.
M.F. Arnsby Property Management Ltd. is completely conversant with the
Condominium Act of Ontario and the new Condominium Act of Ontario which
received final approval and became effective May 5, 2001. Our Non Profit Division is headed by Ray Thompson, who with his Assistant, oversee the operations of 15 appointments throughout Southern Ontario, including a major client who's 7 locations have been managed by our office for over 15 years. | Our commercial division
has been managing complexes throughout Ontario for several years. When appointed
to a property, our team analyzes all lease agreements and prepares detailed
summaries of all tenant information including lease escalation dates. C.A.M.
(common area maintenance) and realty taxes are reconciled with updated statements
issued to the tenants. Our staff markets vacant space for lease and prepares
lease agreements on behalf of our clients.
Arnsby has a long standing relationship working with major lenders throughout Ontario acting as Receiver Manager for mortgagees in possession. Our client list includes Canada Trust, Royal Bank, Confederation Trust, CMHC, Investors Group, Peoples Trust and Bank of Nova Scotia, to name a few. We take pride in handling even the most difficult situations including those burdened with financial difficulties. Most often these properties fallen into a state of disrepair resulting in high vacancies and substantial rental arrears. Our mandate on these appointments is to "turn the corner" on reducing vacancies and to concentrate our efforts to encourage the property into a marketable standard and attract new tenancies.
